Driving Smart Building Innovation with a Future-Proof Network Infrastructure

For more than 50 years, Nanni Nember has represented the BMW Group in Italy. When constructing a new dealership and headquarters, the organization required a highly adaptable, standards-compliant infrastructure capable of supporting advanced building automation systems. Panduit collaborated with systems integrator Olicom to deliver a unified Cat 6A network infrastructure that connects critical building systems, improves operational efficiency, and supports future technology initiatives.

Challenges

  • Meet BMW Group's strict design, construction, and sustainability requirements.
  • Support integration of multiple building technologies and operational systems.
  • Create a flexible infrastructure capable of adapting to future technological demands.
  • Enable centralized management of smart building services and resources.

Solution

  • Implemented an end-to-end Cat 6A UTP network infrastructure supporting 10 Gbps connectivity.
  • Installed over 10,000 m of structured cabling with Mini-Com® connectivity solutions.
  • Integrated ICT, IoT, voice, video, security, access control, lighting, climate control, and energy management systems.
  • Developed a unified physical architecture to support interoperability and operational efficiency.

Outcome

  • Enabled intelligent management and efficient integration of dealership systems.
  • Supported an HBES/BACS smart building environment with scalable architecture.
  • Reduced operational risks through a unified infrastructure approach.
  • Improved resource utilization while supporting lower energy consumption and optimized maintenance costs.
  • Positioned the dealership to meet current and future technology requirements.

“We wanted to implement smart management of the building to improve the psycho-physical well-being of the people who will visit and work in it. Having implemented Panduit’s unified physical cabling approach ensured quality and flexibility and greatly simplified monitoring and maintenance.”

Challenges

Nanni Nember Srl, a long-standing BMW Group dealership in Italy, embarked on the construction of a new dealership and headquarters facility in Desenzano del Garda. The project required strict adherence to BMW Group construction, sustainability, and technology standards, including Green Building and HBES criteria.

The dealership needed an infrastructure capable of supporting numerous integrated technologies while maintaining flexibility, interoperability, and scalability. The environment required seamless communication among automation, security, climate control, energy management, networking, and business systems.

The Panduit Strategy and Solution

Working alongside Panduit-certified partner Olicom Srl, Panduit developed a unified physical infrastructure designed to support both current and future smart building requirements.

The solution included a Cat 6A UTP structured cabling system with more than 10,000 meters of cable, Mini-Com® modular connectivity, angled patch panels, field-terminable plugs, identification and labeling systems, and cable management solutions. The architecture was designed to enable the integration of digital and analog technologies within a single HBES/BACS environment.

Supporting applications included ICT infrastructure, IoT devices, cloud and on-premises software, voice over IP communications, audio and video systems, energy management, lighting and climate control, access control and security systems, and VPN connectivity with BMW headquarters and regional operations.

Implementation

Panduit collaborated early in the project lifecycle to align the infrastructure design with BMW Group requirements and the dealership’s long-term digital transformation goals.

The deployment focused on establishing a high-performance, standards-based platform capable of connecting multiple building systems and protocols. Careful attention was given to installation quality, labeling, cable management, and transmission performance to ensure long-term reliability and maintainability.

The Outcome

The resulting infrastructure delivers a highly connected and intelligent dealership environment capable of adapting to evolving business and technology requirements.

The integrated network enables efficient communication between building systems while supporting sustainability initiatives through improved energy management. The flexible architecture simplifies monitoring and maintenance, optimizes operating and maintenance costs, and provides a strong foundation for future innovation.

By implementing a unified physical infrastructure, Nanni Nember can continue delivering a premium customer experience while supporting the next generation of connected building technologies.
